Spring/Summer vs Fall/Winter Real Estate Markets

The Real Estate Market in Portland Oregon and the surrounding cities does not fluctuate drastically like you might see elsewhere. The climate is relatively temperate compared to other American cities which allows for real to continue even into the fall and winter. The only times you will really see home buying and selling pause is when it snows heavily (typically happens for a few days/a week) or during major holidays.

But there are some small shifts in the market throughout the seasons that you should be aware of.

In the Spring/Summer you will typically see more listings come to the market, aka more homes to choose from if you are a home buyer, but you will also notice more competition from other buyers as its the most popular seasons to purchase.

If you are selling you will have the most competition as more homes will be on the market, but there are also more buyers out there.

In the Fall/Winter you typically do see a slight decrease in new homes to the market, and therefor less activity but it can actually be a great time to buy or sell.

For home sellers, typically the buyers you are going to interact with will be more serious about their home purchase, as they are willing to go out in the cold to do their search.

For home buyers its a great time to view properties, as moisture is a big concern for homes and you will get the best idea of how protected the home is when it’s been raining non stop.
